Quality and Budget Control

We take quality of both material and installation very seriously - as if it were our own home being constructed.  After all, we named our company “Five Star” for a reason!   Quality control is an ongoing, continuous process to make sure that errors or deficiencies are quickly identified and corrected before they can be covered up.  We triage field issues and solve them ensuring that quality is maintained while minimizing the impact to your budget.  And we keep you informed with a regularly updated, comprehensive Gantt chart schedule which is produced and maintained to track and expedite each step of construction.  Our processes empower you from before ground breaking through the issuance of your Certificate of Occupancy.

Open Book

We are an “open book” contractor.  That means that every receipt for every dollar spent is available for our clients’ review.  We deliver homes at true, actual cost plus our pre-declared profit and overhead percentage.  This completely transparent system gives you the confidence that you are not paying one penny more for your home than you expected.  It’s just a better way to work with our clients and for our clients.  Each draw request includes a comprehensive accounting of all contract amounts, change orders, updated contract amounts, previous payout totals, current draw totals, and balances to complete.  So you never have to wonder where you are at with your budget and payouts.  This accounting report model assures fast and easy payout approvals by your construction loan administrator.

Five Star Design/Build

Everything described in the Five Star Custom Home Design applies to the design portion of this integrated process.  As your architectural designer and builder, we are intimately knowledgeable about your home and use that knowledge to efficiently construct your home within the established budget.  We ensure that subcontractor pricing is minimized by communicating to them the cost saving components of the design. And we ensure that any necessary material substitutions are equal to the original concept as it relates to both quality and cost.

Build From Our Pre-Designed Plans or Your Plans

As your builder, if you have purchased one of our Pre-Designed Plans or you have your own plans, we will first help you ensure that the cost of your home will not exceed your budget.   If modifications are required to reduce costs and / or adjust the plan a bit to meet your needs, we can help for a modest fee. If necessary, we will also help you with material selections if your plans were deficient in this area.
